Century | Urban was engaged to review and analyze pro forma assumptions and residual land value calculations to confirm that the resulting residual land values in the financial pro forma model for the Schlage Lock development project in San Francisco, California, provided a reasonable basis for negotiations between the various stakeholders. The Schlage Lock project is a master-planned project located in the Visitacion Valley area of San Francisco, which encompasses almost 20 acres of land on the former site of a Schlage Lock factory. In addition to the program outlined below, the project includes rehabilitation of an historic building (25% of the interior space will be dedicated to community use) and over two acres of community open/green space. Century | Urban performed a full review of the financial pro forma model.
